Friday, August 14, 2015 - Prices dip as result of higher inventory

Edmonton, August 4, 2015: Prices for all residential properties in the Edmonton Census Metropolitan Area (CMA) for July were down from the previous month according to the REALTOR Association of Edmonton. The average all residential price was $372,910 (down 1.4% from June) due mostly to the drop in price of single family homes to $436,948 (down 1.8%). Edmonton and Area Average Price Still Up Edmonton, April 2, 2015: Despite a decline in all residential sales over those reported in March of 2014, last month saw continued growth of residential prices for the Edmonton Census Metropolitan Area CMA of 3%. The average sales price of a single family home was $438,880 - up 1.5% y/y; condo was $249,841 - up 1.2% y/y; and duplex/rowhouse was $354,022 - up 6.9% y/y. Important information to buyers!  Effective February 4, 2014 the Alberta Real Estate Association (AREA) released new forms that are mandatory for all real estate agents to use. Little effect on local market anticipated by new mortgage policies Edmonton, July 4, 2012: At the end of the first half of the year, housing prices in all residential categories are up from the same time last year. Thursday, June 21, 2012 - Ottawa tightening mortgage rules; no more 30-year amortizations

The federal government is moving again to tighten the rules on mortgage lending in Canada amid growing concerns that the housing market is overheated and household debt levels are climbing to perilous levels. The country?s biggest banks were caught off guard on Wednesday night as the Department of Finance prepared to clamp down on mortgages by reducing the maximum amortization for a government-insured mortgage to 25 years from 30. Housing most affordable in Edmonton Edmonton, June 4, 2012: Home buyers in Edmonton are facing one of the most affordable markets in Canada according to a recent RBC market survey.
